Richard Simmons’ longtime LA home sells for $3.8M — and its new owner plans a restoration

The longtime Hollywood Hills home of the late Richard Simmons has sold for $3.8 million.

That’s a dramatic drop from the home’s initial $6.99 million asking price in June 2025.

Simmons died in July 2024 at age 76; he lived in the home from the 1980s until his passing.

Throughout his career, Simmons helped make fitness fun and accessible — no crash diets, just simple “common sense” goals like portion control for meals and low-impact aerobics. Known as the “clown prince of fitness,” with his frizzy hair and jokes, Simmons helped make many Americans feel less self-conscious when they worked out.

Built in 1937 in Neoclassical Revival Colonial style, the stunning four-bedroom, 4.5-bath abode at 1350 Belfast Drive is perched above the Sunset Strip on just over half an acre, coming with dramatic city views. The residence itself features Corinthian columns and a triangular roof.

“The perfect buyer found this home,” broker Rachelle Rosten, who shared the listing with Kelly deLaat, both of Douglas Elliman, said in a statement, adding that the unidentified new owner was drawn to the home’s “rich history, heritage and pedigree” and “plans to restore it to its classic roots.”

Paul Czako of Gussman Czako Estates represented the buyer.

At 4,977 square feet, the property features a gate, a motor court and a stone pathway that leads to the residence.

Inside, the home opens to an entry hall with hardwood floors, coffered ceilings and outdoor views. The traditional space boasts formal living and dining areas. There’s also an open kitchen, a laundry area and a circular ceiling painted in a bedroom as a sky with clouds.

A main bedroom with a walk-in closet and an ensuite bath features columns and a woodburning fireplace, along with glass French doors that lead to an expansive terrace.

There’s also a gym, of course, and a home office.

Outside, the home boasts a covered outdoor patio area along with a key-shaped pool and a pool house. In addition, there’s a guest house that most recently served as a second home office.
